Is This Spring the Best Window for First-Time Buyers in Johnston County?

If you’ve been waiting on the sidelines, wondering if homeownership is still possible in today’s market, here’s some genuinely good news: spring 2026 is shaping up to be one of the better windows for first-time buyers that we’ve seen in several years. And if you’re looking in Johnston County — Clayton, Garner, Benson, Smithfield, or the surrounding communities — you may be in an even better position than you realize.
A recent national report from Keeping Current Matters highlighted the 10 best markets for first-time buyers this spring, pointing to rising inventory, moderating prices, and strong job markets as the key ingredients. The Triangle checks every one of those boxes — and Johnston County adds one more that a lot of buyers overlook: true affordability, without sacrificing quality of life.
What the National Picture Means for Triangle Buyers
Nationally, inventory has been climbing in many metros, which means buyers have more options and less frantic competition than they did during the 2020–2022 frenzy. Price growth has also slowed — not crashed, but moderated — which gives buyers a bit more breathing room to make thoughtful decisions.
Here in the Triangle, we’re seeing that same pattern play out. Raleigh and the broader Wake County market remain competitive, but they’re not the only option. As more buyers discover the value in our neighboring communities, Johnston County has quietly become one of the smartest moves a first-time buyer can make.
Why Johnston County Deserves Your Attention
The numbers tell a compelling story. Median home prices in Johnston County consistently run lower than Wake County — often significantly so — which means your down payment goes further and your monthly payment stays more manageable. For a first-time buyer stretching to make homeownership work, that difference can be the difference.
But affordability isn’t the only reason buyers are choosing communities like Clayton, Garner, and Smithfield. Here’s what I hear from buyers after they settle in:
• Clayton has seen tremendous growth and investment, with newer neighborhoods, good schools, and a downtown that’s genuinely coming into its own.
• Garner offers that sweet spot of proximity to Raleigh (you’re minutes from downtown) with a more relaxed, community feel.
• Benson and Smithfield carry that small-town character that’s increasingly hard to find — neighbors who know your name, local events, a slower pace — while still being a reasonable commute to the metro.
• Wake Forest continues to grow as a sought-after community with strong infrastructure and excellent quality of life.
Three Things First-Time Buyers Should Do Right Now
Whether you’re six months out or ready to move tomorrow, here’s where I’d start:
1. Get pre-approved before you start touring homes. In this market, sellers still want confidence. A pre-approval letter shows you’re serious — and it also gives you a realistic number to shop against.
2. Don’t fixate on one zip code. Some of the best value and quality right now is in communities that buyers haven’t fully discovered yet. Keep an open mind about where you land — your commute tolerance might buy you a significantly better home.
3. Act when good inventory appears. Homes that are well-priced and well-maintained still move. You don’t need to rush, but you do need to be ready. Having your pre-approval and your must-have list dialed in before you start looking will save you from missing the right home.
